What The Villages does to a window

The Villages spreads across three counties from Spanish Springs in the north through Lake Sumter Landing to Brownwood and the newer villages south of State Road 44, and nearly every home in it has a lanai, a wall of sliding glass doors and a screened enclosure out back. The live oaks that were left standing along Morse Boulevard, Buena Vista Boulevard and through the older villages drop tassels and a fine yellow pollen from February into April that coats every slider, sill and screen, and the Spanish moss that hangs from them comes down in pieces with every storm and lodges in the tracks and gutters. On the lake side of Virginia Trace, Bridgeport at Lake Sumter and the Lake Miona villages, the morning fog pulls the pollen down onto the glass.

The bigger problem here is the water. Most irrigation in The Villages runs on well water or reclaimed water, both heavy in iron and minerals, and the sprinklers that hit the same lower panes every morning leave orange rust streaks and white spots that a hose will not touch. On the golf course lots in Hemingway, Bridgeport and the villages along the championship courses, the reclaimed water overspray from the fairways reaches the lanai glass as well. Under the screened enclosure the air stays still and damp through the summer rains, and the slider glass, tracks and screens grow a gray-green film by August. Construction has not stopped south of SR 44 around Fenney and Chitty Chatty, and the sand and lime dust settles on glass for a mile.

A quarterly plan suits most Villages homes, with the inside glass and mirrors done once a year, and most customers add a visit right after the spring pollen. Golf course lots and homes on well irrigation often go to every two months through the dry season to keep the rust streaks from setting into the glass. Many of our customers are here from November through April, so we clean the exterior while they are away, send a text before and after each visit, and schedule the inside clean for the week they come back. We know the gate and visitor pass procedure at every village gate, work each village on its own day, and clean the slider tracks on every visit so the doors glide.

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

How often should windows be cleaned in The Villages?

Quarterly keeps the oak pollen, sprinkler spots and lanai mildew under control for most Villages homes, with the spring visit timed for right after the March pollen. Golf course lots in Hemingway, Bridgeport and along the championship courses and homes on well irrigation pick up rust streaks and reclaimed water spots faster and often go to every two months through the dry season. Most people have the inside glass and mirrors done once a year.

Can you get the orange rust streaks off the glass?

In most cases, yes. The well water that feeds most Villages sprinklers carries iron, and the heads that hit the same lower panes and lanai glass every morning leave orange streaks and white mineral spots that a regular clean will not take off. Yes, and most of our Villages customers do it that way. The exterior visits need nobody home, we send a text before and after each visit with a photo if you like, and we schedule the once-a-year interior clean of the glass, sliders and mirrors for the week you come back.
